The residential inspection covers the entire house from roof to crawl space to garage and everything in the middle:
Major Appliances:
We inspect the operation of the major appliances in the home to include dishwasher, furnace, the oven/range, and permanently installed microwave oven.
Heating and Air Conditioning Systems:
We operate the heating system and the air conditioning systems to insure that they are operating correctly. Air filters are checked for cleaness, condensate lines are checked for proper installation and operation. Over flow pans are checked for rust, float switches and discharge piping. The ductwork is checked for leaks, insulation and supports. Exhaust stacks are check for tightness and leaks. In the summer months we do not operate the heat pump in heat mode but we do operate the emergency
heating strip heaters. In the winter months we are not able to operate the air conditioning systems.
Electrical System:
The electrical system is inspected to include the service entrance
cables and the branch circuit wiring. All main panels and sub panels are inspected for possible problems. Receptacles and light switches are inspected; ceiling lights and ceiling fan operations are checked. All smoke detectors functions are tested.
Plumbing System:
The plumbing system is examined to include potable water lines and the sewer/vent lines. The location of main water shut off is determined; water heaters are checked for shut off valves and TPR (Temperature-Pressure-Relief valve) are checked for proper installation.
Exterior Systems:
The house exterior is inspected and the interior of the house to include windows, doors walls and ceilings. Steps, handrails and guardrails are checked for providing passage.
Bathrooms Systems:
The bathrooms are inspected for proper operation of all fixtures. The walls and ceilings in the bathroms are inspected for any water damage. Bathroom exhaust fans are inspected and determined if their are vented to the exterior and not to the attic space. All sinks and faucets operations are examined and the functional drainage of all sinks and tubs are checked.
Interior Systems:
The interior systems to include doors, windows, walls, and ceilings are inspected to include hardware on doors and windows.
General
Our inspection meets or exceeds the minimum standards of the North Carolina Licensed Home Inspector Board's Standards of Practice.
The report that is generated from the inspection consist of a minimum of 25 pages with digital pictures. Usual inspection time for a 2000 square foot home is 3 hours and the report is usually delivered within 72 hours. With 2 of our inspectors the inspection time is usually cut in half. The report can be e-mailed to the client or delivered by the United States Postal Service via "Priority Mail".
